| Installation | |

Prior to installing your timber floor, whether it be parquetry or strip flooring, we will need to assess the sub floor on which we will lay the timber. This needs to be flat and clean and sound. Should any preparation be required, we can organise this for you. When the sub floor is ready the installation will begin with the layers coming in and laying the desired timber and pattern as quoted. Then the floor will be left to adhere for 7 to 10 days prior to the next team arriving to sand & coat to your requested finish.

| Re-furbishing Timber Flooring | |

There are many timber floors throughout Sydney that have lain covered up with carpets or other flooring for years. Most of these floors can be resurrected by sanding, filling and applying either Tung Oil Sealer or Polyurethane for a more durable finish. Timber floors are known to benefit asthma and allergy sufferers, because the dust particles and mites cannot accumulate on the hard surface. You only have to look through lifestyle and home improvement magazines to see the stunning effect that can be produced by refurbishing a timber floor. Whether it be an old tongue and groove floor, butt jointed boards, block or mosaic parquetry, we can give your home a whole new look by bringing back to life an old floor. |

| Acoustic Underlay | |

Timber floors are now much more feasible in apartment buildings as a result of acoustic underlay. Local building and Body Corporate regulations will often make this a pre-condition to installation of any timber floor. A reconstituted rubber product such as ‘Regupol’ available in various thicknesses is the product we like to recommend. This product has proven acoustic value and reduces noise penetration to the floor below. Other granulated or foam products are also available and are used in the same way by gluing to the concrete sub-floor. Often a layer of plywood can then be installed followed by the T & G Timber or parquetry floor. |

| Floor Maintenance & Warranties | |

Timber Floors are easy to maintain with the correct tools. What you need is a ‘Electro-static Mop’. Ask about our large size, which will last you a lifetime as the mop head is removable and hand washable with a wool wash type of detergent. On completion of each installation we supply you with a floor maintenance programme depending on the type of finish you have chosen (be it either Oil or Polyurethane). We do not recommend washing a timber floor, but if you do need to wipe off or remove sticky marks or scuff marks, then a very well wrung out cloth or mop with methylated spirit should remove most marks. Dry any surface water immediately. With Tung oil finish a product such as ‘Gemini’ can be applied to hide any surface scratches. A product such as this is applied with a cotton mop and applied to a tung oil floor as a 3-6 monthly maintenance programme will keep your floor looking like new. Upon completion of your floor we will provide you with statement of our warranty which will cover the floor for bad workmanship and materials for a period of 12 months. Our maintenance schedule will advise you on maintaining your particular floor and advise you what to do to keep the floor in good condition for as long as possible.

| Staining | |

Most timber floors can be stained to achieve a colour effect to match personal preference. Dark walnut or black japan stain are very popular currently, especially on European or Tasmanian Oak. Alternatives are mahogany ( red/mauve), cedar (yellow), American oak (mid brown) etc. Another effect is liming which can be applied to a bare or stained floor to give that familiar ‘milky’ look. Staining a floor is much more difficult than staining a piece of furniture and should only be attempted by our expert tradesmen. |
